# How we work: from first message to closed file

No mystery about the process. This is what an engagement looks like, start to finish.

1. **You tell us** — WhatsApp, call or the form. Describe what you are trying to do or what went wrong. Photos of your documents help; originals are not needed yet.
2. **We assess — free** — We check the official records where possible and reply, usually the same working day, with what applies, what is missing and whether you can do it yourself.
3. **Scope and fee** — If you want us to handle it: a short written scope, a fixed professional fee, and the list of documents and government fees. You approve before work starts.
4. **We execute** — Preparation, filing, office attendance, replies to queries, and follow-up. You receive photographs of acknowledgements and a status note at each step.
5. **Closure** — The certificate, order, approval or reply — and a note of anything to keep, renew or do next.

## Fees

Fixed professional fees, quoted after assessment, per matter (or monthly for ongoing GST compliance; per stage or per unit for projects). Government fees, stamp duty, betterment charges, pre-deposits and statutory levies are paid to the authority and are always separate. We do not charge "facilitation" or unexplained expenses.

## What we need from you

- Documents as scans or photos to start; originals only when an office requires them
- A decision-maker we can reach for approvals and signatures
- Honesty about the history — an undisclosed deviation or dispute costs more later
- For NRIs: a power of attorney, which we help you set up

## What we do not do

- Guarantee approvals, timelines or outcomes that depend on an authority
- Title opinions, litigation or court representation (we refer to advocates and work alongside them)
- Statutory audit or certification reserved to chartered accountants / company secretaries (we coordinate with yours)
- Anything that involves misrepresenting facts to an authority

## Communication

WhatsApp and phone during working hours, email for documents and formal notes. Calls scheduled for NRI clients' time zones. Every filing is acknowledged with a photograph or portal reference.

## Frequently asked questions

**Q: Do I need to visit your office to start?**

A: No. Most matters start with a call or WhatsApp and photographs of your documents. We meet at our Yeshwanthpur office or at the property when a physical inspection, signature or original document is needed.

**Q: How are your fees structured?**

A: A fixed professional fee agreed before work starts, quoted after a free first assessment of your documents. Government fees, stamp duty and statutory charges are separate and paid to the authority. We do not quote a headline price for complex matters because the work depends on what the records show.

**Q: Can you guarantee the approval or the timeline?**

A: No, and you should be wary of anyone who does. Approvals rest with BBMP, BDA, the sub-registrar or the GST department. What we control is a complete, correct application, follow-up with the office, and honest communication about where it stands.
