Ownership in Bengaluru has two layers: the registered deed, and BBMP's record of the property — Khata, e-Khata and the property-tax account. The deed rarely changes; the record must be kept current every time something happens: you buy, a parent passes away, you build, you extend, you rent to a business, or the city redraws a ward.

This journey covers the routine and not-so-routine tasks of keeping the record right, so that when you need a loan, a sanction or a sale, nothing is waiting to be fixed.

## What usually needs to be done

A: The certificate confirms that a Khata exists in a named owner's name for a property; the extract gives the details recorded — property number, dimensions, built-up area, use and tax assessment. Banks and buyers usually want both.

**Q: How do I check if my property has an e-Khata?**

If nothing appears, or the details are wrong, the e-Khata needs to be created or corrected.

**Q: I pay property tax every year. Does that mean my Khata is fine?**

A: Not necessarily. Tax can be paid on a B Khata property, or in a previous owner's name. Tax receipts prove payment, not ownership or regularity — check the Khata and e-Khata separately.
