A Khata is BBMP's register for properties that comply with building bye-laws and approved layouts; it is needed for building plan sanction, bank loans and a clean sale. B Khata (the "B register") records properties with irregularities such as unapproved layouts or pending conversion — they are taxed but carry restricted rights. Eligible B Khata properties can be converted; see our B Khata to A Khata service.
Within BBMP limits, e-Khata (the digital Khata on BBMP's e-Aasthi system) is now required for property registration. If your Khata is still only on paper, or the names and measurements in e-Aasthi do not match your sale deed, you will need it created or corrected before a sale. Start with our e-Khata services.
You need a Khata transfer (mutation) at the BBMP ward office, supported by the registered sale deed, Encumbrance Certificate, latest tax-paid receipt and identity documents. Until it is done, tax notices and the official record stay in the seller's name. See Khata transfer.
It depends on the notice: a scrutiny notice (ASMT-10) typically gives 30 days, a show-cause notice under section 73/74 gives a date in the notice, and an appeal against an order must be filed within three months. Do not let the date pass — an ex-parte order is much harder to undo. See GST notices and replies.
Only if the site is eligible — typically an A Khata (or converted) site in an approved layout with the required road width and setbacks. For B Khata or revenue sites the first step is usually Khata conversion. We assess eligibility before you spend on drawings. See plan approval.
