Property problems rarely announce themselves by name. What you see is a rejected application, a bank that will not lend, a buyer who walked away, or a tax notice for the wrong amount. Documents to gather

We say no when no is the answer. Some defects cannot be corrected at the ward office — a genuinely unauthorised layout, a title dispute, a building far outside the sanction. In those cases we tell you what the realistic options are, including when you need an advocate rather than a consultant.

Frequently asked questions

My BBMP application was rejected. Can it be re-filed?

Usually yes, once the reason for rejection is addressed — most rejections are for missing or mismatched documents rather than ineligibility. We obtain the actual objection and re-file with the gap closed.

How do I know if a problem needs a lawyer or a consultant?

Disputes over who owns the property, court cases and contested wills need an advocate. Record defects — names, Khata, tax, e-Khata, measurements, approvals — are consultant work. If you are unsure, send it to us; we will tell you which, and refer you if it is the former.

Is the diagnosis free?

The first assessment is free. If the case needs a detailed record search or certified copies, we quote that before doing it.
